For various reasons New Home Builders sometimes pay more than 3% compensation to Texas Real Estate Agents. Stuart will always give back to his Buyers a minimum of 84% of ALL cash commissions paid by the Builder. For example: if Stuart receives a 4% commission then the Buyer's Rebate will be 3.36%. Now think about this... if the Buyer Representation Agreement says "2.5%", then you just lost a bunch of money! Do you know how much? With Stuart's, anywhere in Texas New Home Rebate... No matter what the reason for the extra Bonus, the Buyer will receive 84% of that cash Bonus also.
BTW....the difference would be $2,360.
After I pay my Broker's nominal transaction fee I generally make a little less than 1/2 of one percent of the purchase price. If a bonus is paid then I may make just a little more than 1/2 of one percent. Now if the Bui;der is paying LESS than 3% then I still pay 84% of all the commission paid.

My anywhere in Texas New Home Rebate will NEVER BE LESS than 2.52% of a 3% compensation (of the total purchase price) paid by the Builder! The New Home Buyer should not feel like a "customer" in a car dealership... not knowing if the whole story is being told or if the best deal is being given.
My New Home Buyer is always my Client, never a "customer". Stuart's New Home Rebate is always the same... 84% and up to 96% of every dollar of the full commission... no matter how small the purchase price or how large the commission.
Stuart also contributes an EXTRA $200 to help his Buyers to pay for their own 3rd party Inspection!
